This sleek office building in Cyprus represents Lotuz Studio’s vision for the future of Mediterranean commercial architecture. The design responds to Cyprus’s intense sunlight and warm climate with a high-performance facade system that balances transparency with solar protection, creating bright, comfortable workspaces while minimizing energy consumption.
The building’s form is defined by a series of stacked floor plates with varying setbacks, creating terraced outdoor spaces on multiple levels. These sky gardens provide employees with direct access to fresh air and natural settings — a significant amenity in the increasingly competitive commercial real estate market. The ground floor is activated with retail and food-and-beverage spaces, connecting the building to the surrounding urban fabric.
Interior workspaces are designed for maximum flexibility, with column-free floor plates, raised access floors, and modular partition systems that accommodate everything from open-plan creative offices to traditional private suites. A central atrium brings natural light deep into the building’s core while serving as the primary social and circulation hub.
Sustainable features include a high-performance double-skin facade, integrated photovoltaic panels, green roofs, and an advanced building management system that optimizes energy use in real-time.
