XERO TECH FACTORY – USA
Xero Tech Factory is an innovative commercial project in the USA that redefines the industrial building typology for the technology age. Lotuz Studio designed this facility as a hybrid between high-tech manufacturing space and creative office campus, reflecting the convergence of digital and physical making that characterizes 21st-century industry.
The building features a dramatic saw-tooth roof profile that references industrial heritage while providing optimal north-facing natural light for precision manufacturing and design work. Great spans of column-free space accommodate flexible production layouts, while glazed mezzanines inserted within the main volume house research labs, design studios, and administrative offices that overlook the factory floor.
The exterior presents a bold, confident face to its industrial park context — Corten steel cladding and exposed structural steel communicate manufacturing strength, while large-scale graphics and strategic glazing reveal the activity within. An employee courtyard features outdoor workstations, a basketball court, and a food truck zone, reflecting the creative campus culture of the tech industry.
Sustainability features include a rooftop solar array sized not just for building operations but for EV charging of the employee fleet, rainwater harvesting, and a building management system that optimizes energy use across production and office zones. Xero Tech Factory is designed for the companies building tomorrow’s technology — and the architecture matches that ambition.
