Jaan Villa is a luxury residential project in Brunei that creates an intimate private world within the lush tropical landscape of Southeast Asia’s most pristine rainforest nation. Lotuz Studio’s design draws from Bruneian architectural traditions — waterfront living, timber construction, and integration with nature — expressed through a contemporary design language.

The villa is designed as an elevated timber pavilion surrounded by tropical gardens, with the main living spaces positioned on an raised platform that captures cooling breezes and provides a commanding view of the garden and water features below. A series of sliding timber screens allow the residents to modulate privacy, ventilation, and sunlight according to their needs and the time of day.

Interior spaces feature a sophisticated blend of Bruneian craft and contemporary design. Custom furniture in dark tropical timber is complemented by handwoven textiles in traditional Bruneian patterns, locally-made ceramic vessels, and artwork by Bruneian artists. The effect is an interior that feels distinctly of its place while maintaining international standards of luxury and comfort.

The landscape design creates a layered tropical garden that transitions from formal areas near the house to naturalistic planting at the boundaries, incorporating native fruit trees, flowering shrubs, and a water garden that references the traditional Bruneian kampong (water village) lifestyle. Jaan Villa is a celebration of Bruneian identity expressed through the language of contemporary architecture.
