Building types we design

The size and type of building determine the package contents and the timeline.

Private homes and villas

Townhouses, garden houses and villas on titled land. The design follows the local regulations on building coverage, height and setbacks where the site is located.

Hospitality & resort projects

Resorts, homestays and mid-sized hotels. The focus is on how the buildings relate to the terrain, views and existing landscape.

Commercial and office buildings

Offices, showrooms and retail stores, with a focus on operational function and flexibility to change the layout later.

Site master planning

Laying out functional zones, internal circulation, landscape and amenities across a site — the step that comes before designing each individual building.

Concept and schematic design

Stops at the architectural design with renderings, for investment approval, fundraising or design competitions. Does not include technical construction documents.

Renovation of existing buildings

Surveying existing conditions and designing renovations on the existing structure — often more complex than new-build, because the design is constrained by what is already there.

Stages and sign-offs

Each stage ends with a sign-off. Major changes made after moving to the next stage always cost far more than adjustments made at the right time.

Site survey and design brief

We discuss your requirements, budget and site constraints. The result is a design brief setting out everything both sides have agreed — the reference point for every later stage.

Architectural design

Functional floor plans and building massing, with renderings to help you visualize it. This is the most important sign-off; once approved, the design is locked.

Technical documentation

Detailed development of the architectural drawings, coordinated with structural and MEP within the agreed scope.

Handover and construction support

Handover of the documentation per the agreed list, plus answering the contractor's questions during construction within the scope of the contract.

Scope of work and what needs a specialist firm

A complete construction package involves many parties. We make clear which parts Lotuz handles and which need a firm licensed for that work, so there are no surprises midway.

Lotuz Studio does not rely only on off-the-shelf commercial software. We build our own in-house tools for our own workflow — the practical reason we can shorten timelines and keep pricing stable.

Controlled image generation, relighting and resolution upscaling, running directly inside Photoshop. It is a commercial product on public sale at lotuz.ai.

An in-house tool that pushes changes from a SketchUp model to a 3ds Max scene while keeping the materials and lighting setup already in place.

AI image processing that runs on our own workstations

Background removal, selection and edge refinement are processed locally in our office; files are never uploaded to third-party cloud services.

We build and manage tours ourselves on krpano, including multi-resolution image tiling so tours open fast even on weak connections.

Multi-format input files

We accept models from SketchUp, Revit, 3ds Max and Rhino, as well as CAD drawings. For projects without a model, 3D modeling is quoted as a separate item.

How design fees are calculated

The design fee is based on gross floor area and varies with the building type and the scope of documentation you need.

How it's calculated: The unit is VND per square meter of gross floor area. A package that stops at the design stage costs considerably less than full technical documentation — so it pays to be clear about your needs from the outset.
  • A formal contract and VAT invoice; payment is made in stages on sign-off of each package.
  • Projects outside Da Nang may incur site survey costs, agreed before signing.

FAQ

Does the design fee include structural and MEP?
It depends on the scope we agree. Many clients already have their own structural and MEP engineers, in which case Lotuz handles the architecture and coordination. If you want a single point of contact for everything, we quote it as an additional item.
Does Lotuz handle the building permit application?
We prepare the drawing set for the permit process exactly as the application requires. Independent review, signing and submission to the authorities are carried out by a firm licensed for that work — we coordinate with them and walk you through the procedure.
Our plot is irregular and on a narrow alley. Can you design for it?
Yes, and these are often the sites that need design the most. An irregular plot or a narrow frontage calls for a tailored approach to spatial planning and daylighting — exactly where a good design makes the biggest difference compared with building from a stock plan.
How many design revisions are included?
The number of revisions for each stage is written into the contract. We place the sign-off at the end of the design stage precisely to limit major changes once the technical documentation is under way, because adjustments cost much more at that point.
We're in another province. Can you work remotely?
Yes. Most of the discussion happens through images and drawings. For projects outside Da Nang, we agree in advance on the number of site visits needed and the related travel costs.
Do renderings come with the design package?
Yes. That is the advantage of having the design and visualization teams under one roof: you see the design in high-quality imagery while it can still be adjusted, instead of just reading drawings and waiting until it is built to find out what it looks like.
How long does the documentation take?
It depends on the size of the building and the scope of the package. We give a specific stage-by-stage schedule with the quote, once we know the floor area and your requirements.
